These Terms of Service (\"Terms\") govern your access to and use of the websites operated by Nomad Inc., including any related booking pages, content, features, or services (collectively, the \"Site\" and \"Services\").
The Site is operated by Nomad Inc., a Delaware corporation (\"Nomad Inc,\" \"Company,\" \"we,\" \"us,\" or \"our\"). We operate short-term rental properties located in Virginia, Vermont, New York, and Maine.
By accessing or using the Site or making a booking through the Site, you agree to be bound by these Terms. If you do not agree, do not use the Site.
You may be subject to additional terms or house rules in connection with specific properties or stays. In the event of a conflict, those specific terms or house rules will control for that stay.
2. ELIGIBILITY
You must be at least 18 years old and able to form a binding contract in your jurisdiction to use the Site or make a booking. By using the Site, you represent and warrant that you meet these requirements.
3. BOOKINGS, PAYMENTS, AND CANCELLATIONS
(a) Bookings When you make a reservation through the Site, you are offering to book a stay at one of our properties subject to these Terms, the listing details, and any applicable house rules. We may accept or reject any booking at our discretion, including if we suspect fraud, misuse, or error.
(b) Payments You authorize us and our third-party payment processors (such as Stripe and other providers) to charge your selected payment method for the full booking amount, including nightly rates, taxes, fees, and any authorized add-ons or packages.
We do not store full payment card details on our own servers. Payment processing is handled by third-party PCI-compliant processors.
(c) Cancellation and Refund Policy Our standard cancellation policy is:
If you cancel more than 120 hours before the scheduled local check-in time: We provide a full refund of the booking amount, minus the non-refundable credit card processing fee charged by the payment processor.
If you cancel 120 hours or less before the scheduled local check-in time: We do not provide refunds for any reason, including weather-related cancellations, road conditions, travel delays, or personal circumstances.
Weather and road conditions: Because our properties are located in mountain and rural areas, weather, road, and driving conditions can be unpredictable. By booking, you acknowledge this risk and agree that no refunds are provided for weather-related cancellations inside 120 hours of the scheduled local check-in time.
Any alternative or property-specific cancellation terms stated on the booking page or in your confirmation email will apply in addition to, or instead of, the above where clearly indicated. We may, but are not obligated to, offer credits or rescheduling options at our sole discretion.
(d) Security Deposits and Damage Where applicable, you may be charged or have your payment method pre-authorized for a security deposit and/or fees for excessive cleaning, property damage, violation of house rules, unpaid pet fees or pet-related damage, or unauthorized occupancy (for example, more guests than booked or unapproved events). For direct bookings, the $500 damage deposit is a pre-authorization (hold), not an actual charge. It may be placed before check-in, or immediately for same-day and next-day bookings, and released after checkout if there is no damage.
By booking, you authorize us to charge or pre-authorize your payment method for such amounts as permitted by law and the applicable house rules. Documentation of damage or rule violations may include photos, videos, and cleaner/maintenance reports.
4. USE OF THE SITE
You agree that you will not:
use the Site for any unlawful purpose or in violation of any applicable law or regulation.
interfere with or disrupt the operation of the Site (including through viruses, bots, scraping, or automated access except as permitted by us).
attempt to gain unauthorized access to any accounts, systems, or networks.
use the Site to send spam, unsolicited messages, or fraudulent or misleading content.
reverse-engineer, decompile, or otherwise attempt to derive source code or underlying ideas from the Site, except where permitted by applicable law.
We may suspend or terminate your access to the Site, or cancel bookings, if we reasonably believe you have violated these Terms or any applicable laws.
5. USER CONTENT AND REVIEWS

Park only in designated areas. Parking on the grass is not permitted.
14. Wildlife
Do not feed or attempt to interact with wildlife on the property, as it can lead to aggressive behavior and disrupt natural ecosystems.
15. Check-out
Please ensure all doors and windows are locked when you check out.
16. Neighbors
Be considerate of neighbors and avoid disturbing them during your stay.
17. Personal Items
The property is not responsible for lost, stolen, or damaged personal items. Keep valuables secure. If any lost items are found, we can ship them to you at your expense.

19. Refunds
Guests who cause refunds or discounts for future guests due to violations of house rules will be responsible for the host's loss of income.
20. Cancellations
Full refund for any reason if canceled at least 5 full days (120 hours) before your listed check-in time, minus the 2.9% card fee. No refunds inside 120 hours, including for weather-related cancellations.
21. Rental Agreement, Activity Waivers, and Posted Signs
The booking guest accepts this Rental Agreement for themselves and is responsible for everyone in their group, including {{bookingResponsibilityGroup}}. The booking guest agrees to comply with the listing, booking terms, cancellation/refund policy, possible $500 damage-deposit authorization before check-in when supported by the selected payment method, damage/fee authorization, welcome guide, posted signs, waiver terms, and host instructions. On-site amenities and equipment are provided only as stay-limited, non-transferable access for {{amenityAccessGroup}}, not as public rentals or public access. When a waiver is posted or provided for hot tub, sauna, archery, pond, golf, or another activity, each participant must complete it before use. Purchase and access
Guests must scan the posted QR code, complete the activity waiver, purchase facility balls, and use the assigned red 45-ball box or brown 20-ball box before playing.
Red 45-ball boxes include 45 facility balls for $99, and brown 20-ball boxes include 20 facility balls for $49.
Each purchase is tied to one booking, one purchaser name, and one assigned box. Lock codes may be shared only with overnight guests in the same booking who have signed the required waiver. They are for the current stay only and may not be reused, resold, transferred outside that group, shared publicly, or saved for a future stay.
Unused balls do not roll over to a future stay. Purchased balls must be used only during the current booking and only for the Hole-in-One Challenge.
All sales are final after a valid lock code is delivered, except when a Nomad-controlled equipment, lock, box, code, or access issue prevents play before any shot is taken. If Nomad confirms a qualifying access issue before play starts, Nomad may provide a replacement code or refund the affected purchase.
Guests must verify box contents before the first shot and report missing balls, broken locks, damaged boxes, unsafe equipment, damaged clubs, target issues, or camera issues before play starts or continues.
Disputes about missing balls, box contents, or equipment condition after play begins may be denied if Nomad cannot verify the issue.
Eligibility and prize limits
Prize eligibility is limited to overnight guests and people expressly invited by the booking guest during that stay.
Random visitors, drive-up participants, neighbors, social-media visitors, or anyone not connected to the booking guest are not prize-eligible.
Every participant must complete the required waiver before playing.
The winner must be at least 18 years old to receive the cash payout directly. If a minor makes a verified winning shot, payout is made only to the parent or legal guardian after verification and required tax paperwork.
Current or former professional golfers, collegiate golfers, golf coaches, instructors, or paid golf trainers are not eligible for the prize.
Each booking is eligible for one verified prize win. Each participant is eligible for one claim review per booking.
Nomad may deny prize eligibility if identity, booking connection, waiver status, purchase record, assigned box, or eligibility cannot be verified.
Equipment and valid attempts
Facility balls only. Personal balls are not allowed and void prize eligibility.
Facility clubs only. Personal clubs, training aids, automated launchers, rangefinders, alignment sticks, modified clubs, or other non-Nomad equipment are not allowed. After play, return the assigned red 45-ball box(es) or brown 20-ball box(es) and facility clubs to the basement shelf.
Play only from the posted platform. Shots from grass, shoreline, dock, deck edge, boats, kayaks, or any other location do not qualify.
One golfer may stand on the platform at a time. Everyone else must stay behind the safety line until the platform is clear.
A valid prize attempt is one clean strike of one facility ball from the posted platform using a facility club.
Mulligans, dropped balls, re-hit balls, or second strikes of the same ball do not create a valid prize attempt.
Guests must inspect the platform, club, and immediate surroundings before play and stop if conditions appear unsafe.
Safety and pond rules
Stop play immediately if people, pets, boats, kayaks, wildlife, vehicles, or equipment enter the shot path or danger area.
Stop play immediately during lightning, thunder, high winds, heavy rain, poor visibility, darkness, or other unsafe conditions.
No alcohol on the platform during challenge play. No glass containers near the platform, dock, boxes, locks, boats, kayaks, or pond.
No unsafe swings and no shots toward people, pets, buildings, vehicles, cameras, equipment, neighboring property, or privacy-sensitive areas.
No swimming, ball retrieval, kayaking, boating, or water entry while challenge play is active. The pond is closed to boats and kayaks during active challenge play.
Do not enter the pond to inspect, retrieve, stage, move, or confirm any ball.
Do not touch, move, anchor, rotate, adjust, shake, splash, or interfere with the floating target, cup, flagstick, anchors, chains, cameras, internet equipment, boxes, locks, balls, clubs, signage, or pond setup.
No one may stand near the target, distract shooters, create waves, shake anchors, splash water, or interfere with a shot.
Follow all posted signs, house rules, waiver terms, booking terms, and host instructions.
Winning shot and camera eligibility
To qualify for prize review, a facility ball must finish in the regulation cup on the floating island target.
Hitting the green, target, flagstick, cup rim, cup edge, platform, water, or any non-cup surface is not a winning shot.
The shot must be made from the posted platform with one clean strike using a facility club and facility ball.
The shot must occur no later than 30 minutes after the official local sunset time for that date unless Nomad expressly opens a supervised night-play window in writing.
If cameras are down, blocked, offline, misaligned, too dark, or otherwise unable to support verification, play is casual-only and not prize-eligible until Nomad restores prize eligibility.
Claims, review, and payout
Prize claims must be emailed to Nomad within 12 hours of the claimed shot.
Claims must include guest name, booking details, approximate shot time, assigned box number, color, package size, and any phone video.
Participants should preserve the assigned box, lock, remaining balls, and club until Nomad completes review.
Guest phone video, drone footage, social videos, bystander statements, or witness claims may help review but never replace Nomad verification.
Nomad may review CCTV, purchase records, waiver records, box assignment, facility-ball status, target condition, physical cup inspection, guest-submitted video, witness statements, and booking records.
If available footage is unclear, Nomad may physically inspect the cup and target before approving or denying the claim.
Claims are reviewed within 14 days and are not paid instantly. Nomad's decision is final after reasonable review.
Approved prize payouts are made by ACH, wire, or paper check. Winner must complete identity verification and any required tax paperwork before payout.
Prize payment timing begins only after Nomad approves the claim and receives required payout and tax information. Any approved claim remains subject to applicable law.
Disqualification and pilot rules
Fraud, tampering, unsafe play, false statements, altered evidence, camera interference, equipment interference, or rule violations void purchase eligibility and prize eligibility.
A claim may be denied or revoked if rules were violated, evidence is inconclusive, fraud is suspected, verification cannot be completed, or the participant otherwise failed to follow posted rules.
Nomad may close, suspend, or convert the challenge to casual-only play for weather, maintenance, camera outages, target issues, pond conditions, safety concerns, property damage, suspected abuse, or operational reasons.
Pricing, hours, prize eligibility, equipment, verification standards, and rules may change during the pilot period as Nomad gathers real operating data.
The current rules in effect at the time of purchase and play govern the challenge.
Privacy and legal terms
Challenge cameras are exterior-only and focused on areas needed for safety and prize verification, including the platform, pond approach, and target area. No cameras are inside the yurt or positioned to cover the hot tub, sauna entry, or other privacy-sensitive guest areas.

Max people at the property at any time can never exceed 35 people for deck structural safety. If you'll have more than 25 total (overnight guests + daytime visitors), message us to get approval to reach the 35-person max. Overnight capacity remains 16 guests. We do not allow large parties or loud amplified music, quiet hours begin at 10pm to respect our neighbors and the natural setting.

Overnight guests and people expressly invited by the booking guest scan the QR code at the sign, purchase facility balls for the $5,000 Hole-in-One Challenge, sign the waiver, and play from the designated platform toward the floating island hole in the pond.
Use facility balls and facility clubs only. Personal balls, personal clubs, training aids, launchers, rangefinders, and modified clubs are not allowed. One golfer may stand on the platform at a time, everyone else stays behind the safety line, and each booking is eligible for one verified prize win. Current or former professional golfers, collegiate golfers, golf coaches, instructors, or paid golf trainers are not eligible for the prize.
Every attempt is recorded on exterior CCTV for player safety and prize verification, but if cameras are down, blocked, offline, misaligned, too dark, or otherwise unable to support verification, play is casual-only and not prize-eligible until Nomad restores prize eligibility. If you believe you made a hole-in-one, email Nomad within 12 hours with your name, booking, approximate shot time, box number or color if known, and any phone video. The claimed shot must occur no later than 30 minutes after official local sunset for that date unless Nomad expressly opened a supervised night-play window in writing. No swimming, ball retrieval, kayaking, boating, or water entry is allowed while play is active. Full rules and the safety waiver are available via QR code at the pond.
After play, return the assigned red 45-ball box(es) or brown 20-ball box(es) and facility clubs to the basement shelf."],["pond_kayaks","amenities","Can we use the pond and kayaks at Luray Yurt?","Our private pond is one of the best features of the property. Kayaks and life jackets are available for overnight guests to use from dawn to dusk. Just scan the QR code at the dock and sign the waiver before heading out: no waiver means no water access.
A few important safety notes: there's no lifeguard on duty, so you're boating at your own risk. Life jackets are required for everyone, and kids under 15 need an adult with them (buddy system). The water isn't treated, so you might see some green algae: that's normal for ponds, but it means no swimming, absolutely no pets in the water, and keep off ice. Algae can be harmful or even fatal to dogs.
Stick to daylight hours only, no night boating. If you see lightning, hear thunder, or notice high winds, get off the water immediately. Also, no alcohol or glass containers on the dock or in the boats. When the Golf Pond Challenge is active, the pond is closed to kayaks for everyone's safety.
When you're done, reattach each kayak to the dock as posted and return all life jackets according to the posted instructions before leaving the dock. Please launch only from the dock and treat the equipment with care."],["fish_feeding","amenities","Can we feed the fish in the pond?","Feeding is welcome and encouraged! Our fish and turtles love it. Just keep it to 3 cups total per day, tear everything into marble-sized pieces, and stop if food is still floating after 10 minutes. Always supervise children while feeding.
Good to feed: Plain bread, potato chips, canned corn kernels, cooked peas, rolled oats, romaine lettuce, cucumber slices, watermelon bits, blueberries, spinach, and hard-boiled egg yolk.
Don't feed: Crackers, popcorn, sugary cereal, cookies, candy, chocolate, cooked pasta, cooked rice, salted or flavored nuts, or pet kibble. These items sink, rot, or can harm the fish and turtles.

Guests can use our private 10-acre property for leashed exploration, dog shower, deck railings on three sides with the entry/parking side open due to deck-to-grade access, and nearby pet-friendly hiking including Shenandoah National Park, the Massanutten Ridge Trail, and George Washington National Forest.
Full refund for any reason if canceled or rescheduled at least 5 full days (120 hours) before your listed check-in time, minus the 2.9% credit card fee. Yes, both spa amenities are completely private, exclusive to your group, and available year-round at this luxury Virginia yurt.
The 7-person hot tub is heated to 102°F year round on the spacious deck with mountain views. Please shower first, no oils or glass allowed, and keep cover on when not in use. Children under 12 are not permitted, and minors 12 and older may use the hot tub only with direct adult supervision. Our hot tub is professionally maintained with water testing smart meter monitoring. If water was changed or refilled, it may take a few hours to heat. For the cedar barrel sauna, heat to 160-185°F, limit sessions to 30 minutes, and stay hydrated. Please see all posted rules before using.
Luray Yurt is best for 12 guests, with 6 king bedrooms, USB-C charging, and adjustable pillows. We comfortably welcome up to 16 guests across six king bedrooms, a king sleeper in the loft (with a privacy screen serving as a seventh bedroom), and sleeper sofas in the living area and home theater. All linens, towels, and sleeping masks are provided.
Yes! Starlink high-speed internet with a dedicated workspace, including a desk and ergonomic chair, perfect for remote work. However, cell coverage is spotty.

We're also about a 21-minute drive to the Thornton Gap entrance of Shenandoah National Park, about 21 minutes to Shenandoah River Outfitters for tubing, kayaking, canoeing, and rafting, and about a 3-minute drive to the Massanutten Ridge Trail, perfect for hiking, scenic overlooks, and outdoor adventure right outside your door. Raptor Hill Falconry is about 5 minutes away for a memorable book-ahead experience.
